This is a HUGE all brick double with 3 BRʼs and 1 bath per side. Each unit is over 1400 square feet. . . WOW! That is bigger than a lot of single families in good olʼ Columbus. There are several good things to talk about and few challenges. Shall we start with the bad first. . . kinda thought so.

THE BAD:

The 633 Unit needs to be completely put back together. It has basically been gutted down to the studs- Kitchen put back in, some floors repaired, bathroom redone, etc. The 631 Unit still has most of its drywall still intact, but will need the same done as above. The exterior is all brick and will more than likely need some tuck pointing to make it pop. The roof doesnʼt appear to be too bad, but may need a further inspection. THE GOOD:

Well, the best news is that this property is in a protected (Historical) area and the City enforces what goes on. That being said, the current owner was in the middle of rehabbing the property and was installing vinyl replacement windows. . . until the City told him that the windows have to be   made of wood and be a certain type. So they then ordered and paid for $11,000 worth of custom wood windows (36 to be exact) that meet the historical guidelines. They havenʼt even been unwrapped yet and go with the sale of this property! It took the owner 60 days to get these custom made. Past that, there has been some work started on the property, 633 gutted, some updated plumbing, etc. Again keep in mind that this property is located in a historical section of Champion and is protected by fairly strict guidelines, which has helped keep up the neighborhood. As the video points out, it is just north of a school. Deep lot with plenty of room for parking, full basements, etc. You should check this one out for yourself.
